Two reputable sources published a Sea Island median this summer. One said $7.0 million. The other said $3.24 million. Both were correct on their own terms, and neither told a buyer what a home here actually costs to own.
That gap is not a rounding error. It is the whole story of buying on Sea Island right now, and it is the reason a portal search will mislead you in ways that a search in almost any other Georgia market will not.
The number depends entirely on who is counting
Sea Island transactions are thin enough that a single closing rearranges the leaderboard. Sea Island Properties data shows roughly 65 residential sales across the twelve months ending in July 2026. Redfin, working from a rolling three-month window ending in May, reported seven closings and a $7.0 million median, up 20.6% from the same period a year earlier, with homes selling around 7% below list after roughly 82 days. Movoto, using a June snapshot, showed 35 sales at a $6.525 million median with days on market lengthening from 116 to 135 year over year. PropertyIQ, tracking the 31561 ZIP through June, put the median value at $4.4 million and flagged it as down 7.0% year over year. Zillow's typical value sits at about $3.58 million. Homes.com, filtering the Sea Island neighborhood only, published a May median of $3.235 million.

Every one of those numbers is defensible. They diverge because the denominator is tiny and the composition of what sold in any given month is not stable. One oceanfront trade in the $20M–$42M band pulls the median up by a million dollars. A quiet month of interior cottage closings pulls it back down. Active inventory in early August ranged from a $3.9 million three-bedroom Ocean Forest cottage at 103 Berwick Lane to a $42 million oceanfront listing at 106 East Eighteenth Street. A market with that spread and this few transactions does not have a median in any statistical sense worth trusting on its own.
The parallel ledger the portals cannot see
The bigger problem is that the sale price is only half of what you sign up for. Sea Island Club membership is described in the club's own membership plan as a contractual use right, not an ownership interest. That distinction matters because the club and the deed are two separate transactions that happen to close on the same day.
A prospective buyer must be recommended by a current Sea Island Club member and approved by the club, and transfer is generally expected within 30 days of the home closing. Public reporting has put the traditional initiation fee at around $150,000, with annual dues historically near $12,000. Buying qualifying real estate typically waives the initiation, but the annual dues, an Annual Membership Fee, and an Annual Beach Fee continue for as long as you own. None of that shows up on a Zillow tile.
Not every Sea Island address conveys the same club status, and that is where two homes at the same list price can offer very different ownership experiences:
- Full year-round membership included: the 22 units at The Cloister Ocean Residences, per the developer's own materials.
- Application rights only: Beach Club Garden Residences, Beach Club Ocean Residences, Beach Club Suites, Cloister Cottages, and River Club, per Sea Island Properties.
- Single-family cottages across the island: most residents enjoy application rights, but the specific status is deal by deal and worth confirming in writing before you go under contract.
Because a full membership carries a real dollar value and a live application queue can carry a wait, the same asking price can mask a five- or six-figure gap in effective cost between two seemingly comparable cottages.
The frictions that show up after the wire hits
Two more line items rarely appear in a portal comparison and consistently surprise out-of-state buyers.
The first is the property owners association. POA dues on Sea Island are separate from club dues and serve different purposes. Under Georgia's Property Owners' Association Act, unpaid POA assessments can become the personal obligation of the lot owner and, after the required notice period, a lien the association can foreclose. That is a standard reason to insist on a current, written dues statement in the closing file rather than a verbal assurance.
The second is architectural and landscape review. Sea Island's ARC process is a real gate on renovations, additions, tree work, and exterior changes. Buyers who plan to close in September and start a kitchen renovation in October routinely learn that the review calendar, not the contractor's calendar, sets the start date. Budget and timeline both need to reflect that layer.
Property tax verification is a third, milder friction. Glynn County's Board of Assessors offers online appeal filing, and the Georgia Department of Revenue notes that an assessment appeal must be filed within 45 days of the notice date. That window is short enough that a buyer closing near the notice date should know about it going in rather than discovering it later.
What each band actually buys in August 2026
Once you set the portal medians aside and read the active list, the market sorts cleanly into three tiers.
The entry band, roughly $3.9 million to $5 million, is where interior cottages and select Ocean Forest golf-adjacent homes live. A new build on the 6th hole of Ocean Forest by Flanagan Development, designed by Josh Youngner, sits in this zone. So does 103 Berwick Lane at $3.9 million. Buyers here are usually trading square footage and water frontage for club access and address.
The mid band, roughly $5 million to $10 million, is where the character of a Sea Island purchase changes. This is renovated cottages with pools and pergola-covered terraces, deep-water lots on the marsh side, and larger homes near beach walkovers. Cottage 526 at Sea Island Drive and West 24th Street and Cottage 538 on 56th Street with its rooftop viewing deck sit in this range. Days-on-market data at this tier looks nothing like a metro market: Movoto's average was 135 days in June, and Redfin flagged that hot homes still take about 30 days to go pending.
The top band, roughly $15 million and up, is oceanfront and generational-estate territory. LoweTide, custom-built in 2021 across more than 11,000 square feet, and the $42 million offering at 106 East Eighteenth Street define the ceiling. A single closing at this level is what makes the Redfin three-month median jump by a million dollars while the Homes.com neighborhood median barely moves.
For buyers who want the Sea Island Club life without a full cottage, the condo alternatives sit alongside those tiers rather than beneath them. Ocean Club North lists only 14 residences behind its gate. The Ocean Forest Residences offer direct 36th Street boardwalk access and an oceanfront pool. The Cloister Ocean Residences program includes quarter-share deeded ownership with 13 guaranteed weeks a year, historically priced between $425,000 and $1.1 million per quarter-share depending on unit.
The thesis, restated
The Sea Island median is a headline number produced by a very small sample and a very wide price band. A buyer who treats it as a comparable market signal, the way that number works in a metro ZIP, will overpay in some cases and misjudge affordability in others. The real cost of ownership sits in a parallel ledger the portals do not see: club status conveyed with the deed, ongoing dues and fees, POA obligations, and the ARC calendar. If the initiation is waived when I buy a home, why do buyers still talk about $150,000? Because it is real for buyers who cannot or do not want to purchase qualifying real estate.
